Kitchen Renovation in Dubai: Cost Breakdown & Design Trends for Modern Villas
The kitchen is the most used room in any home. It is also the room that has the biggest impact on how a property looks, feels, and sells. When homeowners in Dubai decide to renovate, the kitchen is almost always at the top of the list.
At Revive Renovation, we have completed kitchen renovations across villas and apartments in Dubai Hills Estate, Palm Jumeirah, Downtown Dubai, Jumeirah Golf Estates, and many other communities. This guide covers what a kitchen renovation in Dubai actually costs, what design directions are working well in 2026, and what you need to think about before you start.
Why the Kitchen Matters More Than Any Other Room
A kitchen renovation does more than make a room look better. It changes how you use your home every day. Storage becomes more logical. Workflow improves. Cooking becomes easier. And when it comes to resale or rental, a strong kitchen finish consistently adds more value per dirham spent than almost any other improvement.
In Dubai, where villa and apartment standards have risen sharply in recent years, an outdated kitchen stands out immediately. Buyers and tenants notice it. A renovated kitchen, done properly, removes that barrier entirely.
What Does a Kitchen Renovation in Dubai Include?
A kitchen renovation covers more than just new cabinetry. A full kitchen renovation typically includes the following.
Design and layout planning. This is where the project starts. A good kitchen designer looks at how the space is used, where the natural light comes from, and how the kitchen connects to the rest of the living area. Layout decisions made at this stage affect everything else.
Cabinetry and joinery. This is usually the single biggest cost in a kitchen renovation. Custom cabinetry built to fit the exact dimensions of the space always gives a better result than off-the-shelf units. At Revive Joinery, we design and manufacture all cabinetry in-house.
Worktops and surfaces. Stone worktops are standard in most Dubai villa renovations. The choice of stone, whether it is quartz, marble, granite, porcelain, or natural travertine, affects both the look and the cost significantly.
Appliances. Integrated appliances are now the expectation in any quality kitchen renovation. Brands such as Teka, Miele, Bosch, and Gaggenau are commonly specified across our projects.
Splashback. This is often where clients add a design statement. Full-height stone splashbacks, textured tiles, and backlit niches are all popular choices in Dubai villa kitchens right now.
Lighting. Kitchen lighting needs to work hard. Task lighting under the cabinets, ambient ceiling lighting, and feature pendants above the island all serve different purposes. Getting the lighting right makes a significant difference to how the finished kitchen looks and feels.
Plumbing and electrical. Any kitchen renovation involves moving or upgrading plumbing and electrical connections. This work is always done before the cabinetry and surfaces go in.
How Much Does a Kitchen Renovation Cost in Dubai?
Kitchen renovation costs in Dubai vary based on size, materials, appliance specification, and the level of custom work involved. Here are realistic ranges based on our completed projects in 2026.
A standard kitchen renovation with mid-range finishes typically costs between AED 80,000 and AED 150,000 for an average-sized villa kitchen. This covers good quality cabinetry, stone worktops, integrated appliances, and a solid finish throughout.
A premium kitchen renovation with luxury finishes and bespoke joinery typically costs between AED 150,000 and AED 350,000. This is where you see backlit onyx islands, imported natural stone, full integrated appliance suites, and custom cabinetry with detailed hardware.
A high-end kitchen with an additional utility kitchen, large-format island, and fully bespoke everything can exceed AED 400,000 on larger villas.
These are genuine ranges from real projects. Every kitchen is different, and the only accurate way to cost yours is through a detailed consultation and measured survey of the space. You can book a free consultation here.
Kitchen Design Trends in Dubai Villas for 2026
Design directions in Dubai villa kitchens have shifted noticeably over the past two years. Here is what we are seeing on the ground.
Natural stone is everywhere. Travertine in particular has become one of the most requested materials across our kitchen projects. It works well as an island worktop, a splashback, and even as a full island base. The warm, organic quality of travertine sits well against the neutral palettes that are popular in Dubai villas right now. You can see a strong example of this in our Shoreline, Palm Jumeirah project.
Curved islands are replacing straight ones. The sharp-cornered kitchen island has given way to softer, curved forms. Curved islands in stone or timber feel more considered and more comfortable in a living space.
Warm timber cabinetry is back. For several years, ultra-white and lacquered grey kitchens dominated the market. The shift now is toward warm timber veneer cabinetry, either as a full kitchen finish or in combination with white or neutral lower units. Our Wildflower, Jumeirah Golf Estates project shows this combination working well.
Backlit features add depth. Backlit stone niches, LED-lit shelving, and under-cabinet strip lighting are now standard requests across our premium kitchen projects. The backlit onyx island we completed at Residence 8, Downtown Dubai is a strong example of how dramatic this can look.
Integrated everything. Hobs, ovens, microwaves, fridges, dishwashers, and wine coolers are all integrated flush into the cabinetry on most of our projects. The cleaner the lines, the better the overall finish looks.
Statement pendants above the island. The pendant light above the kitchen island has become a design moment in its own right. Sculptural and unusual pendant choices are consistently popular across our projects right now.
Utility Kitchens Are Now Standard
In larger Dubai villas, a separate utility kitchen running alongside the main kitchen is now expected rather than optional. The utility kitchen handles day-to-day cooking and washing, keeping the main kitchen looking pristine. We completed this arrangement at both Wildflower and Shoreline, and it works extremely well for families with household staff.
How Long Does a Kitchen Renovation Take?
A standalone kitchen renovation in a Dubai villa typically takes six to ten weeks from design sign-off to completion. This includes the manufacturing lead time for custom cabinetry, which is usually three to four weeks, plus installation, stone fabrication and fitting, appliance installation, and finishing.
If the kitchen renovation is part of a wider villa renovation, the timeline runs alongside the rest of the project scope.
Working With a Kitchen Design Company in Dubai
Choosing the right company for your kitchen renovation matters. You want a team that handles design, cabinetry manufacturing, stone selection, appliance procurement, installation, and finishing under one roof. Splitting these across multiple contractors creates coordination problems and usually costs more in the end.
At Revive Renovation, we manage the full kitchen renovation process in-house. Our design team works with you from the initial concept through to the final finish. The joinery division manufactures all cabinetry in-house, while our site team manages installation and coordinates all trades.
