Dubai Hills Estate has become one of the most popular villa areas in Dubai. It sits centrally, offers good schools, strong infrastructure, and easy access to both Downtown Dubai and the airport. Furthermore, villa values here have risen steadily, and homeowners are investing in renovation to protect and grow that value.
Revive Renovation recently completed a full villa renovation in the Parkways section of Dubai Hills Estate. In this post, we walk through the full project, what we did in each area, and why we made the decisions we did. The Brief
The client bought a villa in Parkways that had been lived in for several years. The developer finishes were tired and no longer reflected how the client wanted to live. As a result, the brief was to transform both the interior and exterior into a clean, modern home with high-quality finishes and a kitchen that worked properly for a family.
This was a complete renovation. In other words, no room was left untouched from start to finish.
The Exterior
The exterior renovation focused on creating a private, resort-style space at the back of the villa. The team built a generous swimming pool, a pergola structure, an integrated BBQ station, and a sunken seating area for outdoor entertaining.
The landscaping uses a neutral palette throughout. Moreover, all materials were chosen for their ability to handle the Dubai climate and perform well both day and night. External lighting was designed so the space looks just as good after dark as it does during the day.
The front of the villa also received a full refresh. This included new render, updated external lighting, and a cleaner driveway finish.
The Interior Living Areas
Inside the villa, the ground floor living and dining areas were opened up to create a more generous open-plan space. Clean lines, quality finishes, and a consistent neutral palette run throughout every room on this level.
The layout changes on the ground floor involved careful coordination with structural requirements. Our contracting division handled the structural work, while our renovation team managed the fit-out. As a result, both sides of the project ran smoothly alongside each other without delays.
The Kitchen
The kitchen was one of the most detailed parts of the project. It was extended to improve how it works day to day and now features a curved porcelain island, custom cabinetry, and fully integrated appliances throughout.
The island sits at the centre of the kitchen and connects visually to the dining area. It works as both a cooking surface and a casual dining spot. Furthermore, full-height cabinetry on the back wall houses all appliances cleanly out of sight. The material palette in the kitchen, neutral cabinetry, stone surfaces, and warm accent details, runs consistently with the rest of the ground floor.
A separate utility kitchen sits alongside the main kitchen. This handles day-to-day cooking and laundry, which in turn keeps the main kitchen looking clean and presentable at all times.

The Bedrooms
Each bedroom was designed for comfort and quiet elegance. The approach was the same across all rooms: warm tones, quality materials, custom wardrobes, and good lighting throughout.
The master bedroom received the most detailed finish. Custom wardrobes were built by our joinery team at Revive Joinery to the exact size of the room. The materials chosen balance warmth and quality without feeling overdone. In addition, the lighting in the master bedroom was designed to work across different times of day and different moods.
The Staircase and Hallways
The staircase is one of the strongest visual moments in the villa. A statement marble staircase with floor-to-ceiling glazing beside it allows natural light to move through the centre of the home. As a result, it changes how the whole interior feels from the moment you walk in.
The hallways and circulation areas were treated with the same level of care as the main living spaces. Consistent flooring, clean wall finishes, and considered lighting make these areas feel deliberate rather than simply functional.
The Bathrooms
The bathrooms across the villa use natural stone finishes, quality fittings, and careful detailing throughout. The master bathroom works as a proper retreat, with a freestanding bathtub, full natural stone walls and floor, and fixtures chosen for both quality and long-term use.
Every bathroom was stripped back to the structure and rebuilt from scratch. We always recommend this approach on a full villa renovation. Patching existing bathroom finishes over old waterproofing rarely holds well over time. In contrast, starting fresh gives a result that lasts significantly longer.
The Cinema Room
This villa also included a dedicated cinema room, designed from the ground up as a proper viewing space. Acoustic panels were built into the walls and ceiling. Lighting was designed to work across different viewing conditions. Furthermore, the seating layout and screen position were planned before any finishes were applied.
A home cinema done properly is one of the most used rooms in a family villa. Done badly, however, it becomes a room people avoid. Getting the acoustic and lighting design right from the start makes all the difference to how the room actually gets used.
The Timeline and Process
This was a full villa renovation covering every part of the property. From the first design meeting to final handover, the project ran for approximately six months.
The design phase came first and took around five weeks. During this time, we locked in all layouts, chose all materials, and placed orders for items with longer lead times such as custom cabinetry and imported stone.
Site work then ran in a logical order: structural changes first, then mechanical and electrical work, then wet areas, then joinery and carpentry, then finishes, and finally furniture and final touches.

What This Project Cost
We do not publish fixed prices because every villa renovation is different. However, what we can say is that this project sat in the mid-to-high range based on the size of the villa, the scope of work, the quality of materials, and the level of custom joinery involved.
